DANCE STUDIO RENTAL AGREEMENT (10-WEEK LEASE)

1. PAYMENT TERMS
1.1 Total Rental Fee: ₱__________________
1.2 Downpayment: 50% (₱__________) due upon booking confirmation.
1.3 Remaining Balance: 50% (₱__________) due before the start of Week 6.
1.4 Payments can be made through GCash, Bank Transfer, or Cash.
1.5 Late payments (over 3 days) incur a ₱300 late fee and may result in suspension of access.

2. STUDIO USE & SCHEDULE
2.1 Renter is entitled to use the studio based on the agreed schedule:

2.2 Any use outside these times requires prior approval and additional payment.
2.3 Studio capacity is 15 participants maximum.
2.4 For groups exceeding 15, an additional ₱100 per person/hour will be charged.

3. ACCESS CARD POLICY
3.1 Long-term renters (10-week lease) are issued 1 Studio Access Card.
3.2 ₱500 refundable deposit is required upon issuance.
3.3 The card must be returned at the end of the 10-week lease or upon termination.
3.4 Lost or damaged cards incur a ₱300 replacement fee.
3.5 Unauthorized lending, duplication, or misuse of the access card results in immediate revocation of access.

4. SECURITY DEPOSIT
4.1 A ₱1,000 refundable security deposit is required to cover damages, cleaning, or unpaid balances.
4.2 The deposit is refundable after the final inspection, provided the studio is returned in good condition.

5. CANCELLATION & REFUND POLICY
5.1 Bookings are confirmed only upon payment of the downpayment.
5.2 Cancellation more than 7 days before the start date -> eligible for reschedule.
5.3 Cancellation within 7 days -> downpayment is forfeited.
5.4 Missed sessions cannot be refunded but may be rebooked (subject to availability).

6. STUDIO RULES & REGULATIONS
To ensure a safe and professional environment, all renters and participants must follow these rules:

1. Respect the space. Keep the studio clean and organized after each use.
2. No food or drinks (except water) in the dance area.
3. No smoking, vaping, or alcohol inside the premises.
4. Footwear: Use clean, non-marking shoes or go barefoot if required.
5. Aircon use: ₱150/hour (if applicable). Turn off after session.
6. Sound & light equipment: Handle with care. Any damage will be charged.
7. Time discipline: Include setup and cleanup within booked hours.
8. Noise control: Be mindful of neighboring units or classes.
9. Children/minors: Must be supervised at all times.
10. No overnight storage of personal items unless agreed in writing.
11. Recording and social media: Allowed only if it does not disrupt other users.
12. Unauthorized subleasing (renting your slot to others) is not allowed.
13. Respect staff and follow all instructions from studio management.

Violation of any rule may result in a fine or termination of rental privileges without refund.

7. LIABILITY WAIVER & RELEASE AGREEMENT
By signing this contract, the Renter agrees to the following terms:

The Renter acknowledges that participation in dance or physical activities involves inherent risks, including but not limited to physical injury, fatigue, or accidents.

The Renter, on behalf of themselves, their students, and participants, voluntarily assumes all such risks and agrees to hold harmless and indemnify the Studio, its owners, employees, and affiliates from any and all liability, claims, damages, or expenses arising from use of the studio premises.

The Studio is not responsible for lost, stolen, or damaged personal items.

The Renter agrees to cover any damage to mirrors, flooring, sound systems, or fixtures caused by negligence, misuse, or accident.

8. RENEWAL OPTION
8.1 Renter may renew this agreement for another 10-week term with mutual consent.
8.2 A ₱100 renewal processing fee may apply for card extension.
8.3 Renewal must be arranged at least one week before lease expiration.

9. TERMINATION CLAUSE
9.1 The Studio reserves the right to terminate this agreement if:
- Payments are delayed by more than 7 days,
- Rules are repeatedly violated, or
- The renter causes damage or disturbance.

9.2 In such cases, payments and deposits may be forfeited at the discretion of the Studio.

10. AGREEMENT ACCEPTANCE
Both parties hereby acknowledge that they have read, understood, and agreed to the terms of this contract.
